Money Is Cheap

Money is cheap like never before.

So, why are people not rushing into the market, particularly in active adult communities? They don't want to be the first to take the plunge into the market.
Fact is, the market is turning and others have taken that first step. So, come on in, the "water" is fine and benefit from the exceptional bargains that are disappearing from the market.

The Fed projects low mortgage rates until 2014. (Wall Street Journal, 1/26/12)

People are spending money. They are putting themselves back into the market. Supply and demand is back. This is what we've been waiting for.

Considering a move to Arizona?
What does that mean for people considering a move to Arizona, Phoenix area? The wait is over.
Forget the media and get in on the heating-up marketing. Pent up demand is beginning to explode with multiple offers, something we haven't seen for years. For example, The Arizona Republic (1/31/12 Business/Retail) reported, " . . . . since November, purchases rose to $4 billion from last year."

Talk to your lender, whether it is a mortgage broker or financial institution. Act now! TF

Phoenix, Peoria Offer Top-Tier Adult Resort Living Choices

Phoenix, Peoria, offer top-tier adult-resort living choices. These 5-Star amenities are rejuvenating for active adults.

Location, location, location . . .
Another factor for these prime spots is location—And, it's all relative.

A few ideas to consider when buying a home to fulfill your lifestyle:
    1.    What does your choice have to be near?
    2.    What types of facilities like medical, cultural, religious are deal breakers?
    3.    What are the issues regarding a commute for work or visiting friends and family.
    4.    Can I 'sample' the location before I buy?

Everything we wanted . . .
One of the many reasons Lana and I chose Trilogy at Vistancia was the projected proximity to everything we wanted:
    •    We're avid sports fans and we attend the games. The northwest valley is home to the Arizona Cardinals, for example, and the stadium is 20 minutes from Trilogy in Peoria, Arizona. Also, spring training for major league baseball is big here. Take your pick from the Seattle Mariners, SF Giants, and San Diego Padres. These events bring vibrancy and fun to your lifestyle.
    •    The Phoenix/Peoria northwest valley is teeming with energy and entertainment when you want it. Miles of hiking trails and camp grounds are easily accessed of the freeways. As a gateway to Sedona, Flagstaff, Wickenburg, Prescott and other desirable "get aways," you can be on a perpetual vacation whenever you want.
    •    Trilogy has the benefit of proximity to Lake Pleasant and the new Scorpion Bay Mariner. Rent a boat, jet ski, kayak or fishing are a few of the pleasant choices you can make. Also, there is full-service restaurant, Dillon's, at the mariner. You can make a day of it.

Trends are moving fast
People ask me, "Is this the time to buy?" It couldn't be better—rates are the lowest in decades and inventory has dwindled so as each day passes there are less choices. Now IS the time. TF

Peak Season is Now in Phoenix!

Hole-in-One-Report

Peak Season is NOW!

Each year Arizona has a huge influx of folks from around the world who are drawn by Metro Phoenix's world class events:
    •    Spring Training around the Valley of the Sun
    •    Barrett Jackson Car Show and Auction
    •    Arabian Horse Show
    •    TPC Golf Tournament
    •    PF Chang's Rock 'N' Roll Marathon
    •    and the list grows . . .
Annually these events focus attention on our communities.

Plus, snowbirds and people from cold winter states or cities are eager to move to Phoenix, especially after escaping inches of ice, snow and storms. Who can blame them when within two hours drive, there is a 25 degree differential if they want a change of scenery. (When speaking with folks, few realize that Arizona has four seasons.)

To the sellers benefit, people from out of town have different perspectives than locals. Many are on a vacation and are relaxed. They can easily "fall in love" with Phoenix/Peoria/West Valley area and want to purchase a home. It can be an impulse and you want to have that on your side.

Watch the headlines about Arizona's  turnaround, lower prices for utilities, groceries, gas, food and services. Get in on the upswing.

If you are looking to sell, now is the time to maximize your benefit and sell your home! TF

Shifting from Home Buyers Market to Sellers Market—Points to Ponder

Hole-in-One-Report

News Flash!

Prices are firming up . .  Supply is shrinking . . . Investors are swooping in and sucking up low priced homes. . .
Pent up demand=not enough product available. An example is the multiple offers on a property.

Using Phoenix as a center point, rule of thumb is the farther out from the center, there is more inventory.

It's about neighborhoods—
    •    Do you want the area self contained?
    •    Family friendly, active adult, equestrian properties
    •    Lifestyle issues—active, facilities
    •    Schools, recreation areas, lakes (paddleboats, canoes, waterslides), amenities
    •    Shopping
    •    Medical access.

Appraisals
With the changing market, appraisals have become very strict. You need a minimum of  4-6 weeks to get a mortgage . . .
That's why cash buyers have leverage . . .  Can close quicker . . .

Our Conversation to Buyers, "We need to get our offer in."
Ted to Sellers—"It's time to come to market with your home!"
